Is there enough time to replace my siding before the El Niño storms hit?

No. A full siding replacement requires custom ordering, local city permits, and multiple days of dry weather to complete. With heavy storms approaching, there is not enough lead time or clear weather windows to execute a full replacement. Temporary exterior sealing is the best immediate option to help mitigate risk.

Does temporary caulking come with a waterproof guarantee?

No. Temporary caulking is a risk-mitigation stopgap measure designed to lessen surface water intrusion through open seams and cracks. Weathered or damaged siding ultimately requires complete replacement for full weatherization and structural integrity.

Why do siding and trim need to be completely dry before caulking?

Exterior sealants will not adhere to wet or moisture-saturated materials. Applying caulk to damp wood causes the bond to fail and traps moisture inside the wall cavity. Once rain saturates weathered wood, it requires 1 to 2 full sunny days to dry out enough for sealant to properly adhere.

Why should I have a roofer inspect my roof valleys before heavy rain?

On older homes—especially those with concrete tiles—leaves, pine needles, and dirt collect beneath the tiles inside metal roof valleys. During heavy rains, this debris blocks water flow, causing rainwater to dam up and force its way under the tiles into your attic.
